 Do You Charge a Fee to Work with You?

This is one of the main benefits of working with us at Enix Properties and what makes us stand out from the traditional route of selling your property. We do not charge any fees or receive any commissions from you when you sell your property directly to us. We also do not charge you any fees if you decide at any time during the process not to work with us as you often would have to do when you choose to work with an agent.

First and foremost, we do not charge you any fees or commissions that you would be required to pay when working with an agent. In fact, we will often opt to pay your closing fees for your property. Another benefit of working with us is that property sellers do not have to worry about preparing their property for multiple showings or concerning themselves with the cost of staging in order for their property to look more attractive. We only require seeing the property once and it is only after we have come to an agreement on the purchase price.

Most importantly, when you work with us, you will not have to deal with the hassle of trying to pinpoint a buyer and potentially wasting time and effort going through several failed escrow closings. How Do You Come up with an Offer for My Property?

Our offer process is straightforward. We look at the location of the property and we utilize the comps in the local area to get an idea at what price similar properties have sold recently. Once that is done, we compare your property to the local market and factor in the fair market value of your property with others. Some other factors that contribute to our presentation in providing you with a competitive offer is the condition of your property, the age and condition of the major components in your property (foundation, electrical, plumbing, etc), the amount your tenants (if any) are paying in rents, the risks in purchasing the property, as well as other miscellaneous aspects that may arise. Taking those many pieces of information into consideration, we come up with a fair and competitive price that we strive to work for the both of us.

Is There Any Cost or Obligation When I Submit My Information to Request an Offer?

Great question. There is zero obligation or cost for you. Obtaining an offer on your property from Enix Properties is free and comes with absolutely no requirement to sell. We do our very best to provide you with a fair and competitive offer for your property, but if we are unable to come to an agreement on price, then there are no hard feelings in agreeing that we may not be a good fit at this time. However, we are always open and willing to working with you in the future.

Will you be listing my property on the MLS to market to buyers?

No. We are not agents. We are professional property buyers. We do not list or market your property on the MLS like a real estate agent would. We are the buyer that will purchase your property without you having to market or stage your property for showings as you normally would when selling through a realtor.

Are We Required to Close on My Property Quickly Once I Agree to Your Offer?

No, not at all. After we have come to an agreement on the purchase price and you authorize the agreement, we contact a local reputable title company to open escrow. The time frame for the escrow depends entirely on your needs. we work on your time frame and will schedule the closing on the day that works best for you.

What does an “all-cash offer” mean?

“All-cash” means exactly that – all cash for your property. Because we are real estate investors who are purchasing your property directly, we don’t rely on traditional financing like retail homebuyers. When you sell to us, there is no risk of the financing falling through, or closing being delayed because of financing issues. When we make you an offer, that’s the full amount you’ll receive at closing.
